UrbanSpire Completes 420-Unit Mixed-Income Residential Development in Vienna
UrbanSpire Developments has completed the Sonnblick residential complex in Vienna's 22nd district, delivering 420 homes across four buildings with 30% affordable housing units.
UrbanSpire Developments today completed Sonnblick, a 420-unit mixed-income residential development in Vienna’s 22nd district (Donaustadt), delivered on time and within budget following a 30-month construction programme.
The complex comprises four residential buildings ranging from 8 to 14 storeys, a ground-floor commercial strip, underground parking for 280 vehicles and 420 bicycles, and 2,200 square metres of communal green space including a children’s play area and rooftop garden.
30% of the 420 units — 126 apartments — are designated as affordable housing, subsidised through Vienna’s municipal housing programme (Wiener Wohnen) and priced below market rate for qualifying households.
“Mixed-income development is not a compromise — it is the future of urban housing,” said UrbanSpire CEO Klaus Hofbauer. “Sonnblick proves that high-quality architecture, sustainability credentials, and social housing quotas can coexist in the same building.”
Sonnblick achieved a ÖGNI Gold (equivalent to BREEAM Excellent) certification, with 100% of communal electricity drawn from rooftop solar and a district heating connection.
